  • The sweep drags or the door sticks in the jamb. South Florida’s wet season swells wood subsills, and Mr-Glass’s adjustable PVC sweep can only compensate for about 3/8″ of warp before it tears. We see this most in east-facing doors that take morning sun followed by afternoon rain.
  • Daylight visible at the lock side or head. The compression seal loses memory after 7-10 years in Margate’s UV exposure. Once the bulb flattens, the multipoint lock rollers can’t generate enough pressure to seal against wind-driven rain.
  • Condensation between glass lites on an insulated unit. Mr-Glass uses a dual-seal system, but the PIB primary seal degrades faster in coastal humidity. The glass pack is field-replaceable, but the door must come out of the frame to do it properly.
  • Lock handle turns but the deadbolt doesn’t throw. The 600 Series uses a stainless steel gearbox that corrodes if the weep system clogs with pollen or roof grit. Cleaning the weeps helps, but a seized gearbox needs replacement - the internal pawls gall and won’t re-engage.
  • Frame corners separate or the sill pans water inward. Mr-Glass sill pans are designed to drain to the exterior, but improper flashing during original install traps water. In Margate, we find this where stucco was buttered over the nailing flange instead of using proper sill pan flashing.
